Just looking for peoples opinions on the above zip code.
I'm looking at buying a condo in the area. I visited the complex, very nice and quiet. I seen in another post olecapt posted a crime
map and 89118 didn't fare too well.
Is it really a bad area?

I've lived in this zip code for a year, near Hacienda and Rainbow, and have had absolutely no problems. The area near Grant Sawyer Middle School is a little rougher, I've been told, but overall I would recommend the zip.

It's convenient to many things. If the casinos are your thing, the Orleans and Palms are only 10 minutes away, and the south Strip is only 15 minutes away. I would give it a long look.

I live and work in 89118. The office is off Sunset and Valley view and the house is just south of the 215. I havent ventured everywhere in the zip but I'd say anything East of Rainbow South of Russell and North of Warm springs is fine.

The numbers are what they are...but they vary widely inside the zip. Stay away from the eastern end and particularly the north east.

I would also tend to agree that south of Russell is fine.

It depends on how long you think you'll live there too. I've lived in nearly every part of town over the past 46 years, and am still constantly amazed at how seemingly quick different areas deteriorate. If a part of the area has already deteriorated, the rest will follow in a few short years. In Las Vegas it has been my experience, learned the hard way, that it is best to buy in the newest area, especially if there are built in protections as in Summerlin. I've been kicking myself for 20 years for not buying in Summerlin, Desert Shores, or Peccole Ranch when they were new, but it's not too late for those areas.

As for zip codes, keep in mind that, generally, the smaller the number the older the part of town. There are older parts of town, not far from the Strip, that make me yearn so much for old Las Vegas, that I wish I lived there now; especially in what we call "horsey neighborhoods". Those are the ones originally zoned for horses and have large lots, big trees, and sometimes, a barn. But, usually, these old areas, even if the original homes are nice, are surrounded by not so nice areas. And I've had the experience several times of having to drive through a lot of run down neighborhoods to get to mine. That can be depressing. Especially when you can see it encroaching on your nice neighborhood. You sometimes notice these things most when you go to your neighborhood stores to shop and feel like it's not as safe as it was when you moved there.

There's 2.5 acres on arby for sale for 300k...it's exactly what you describe. Mainly newer 1/2 acre lots but this one is next to a dump. But hell 2.5 acres.

Edit: well google maps didnt work but you can try 3400 w. arby ave las vegas...teardown house, but still.

I had a condo at Tuscan villas on Hacienda by Decatur. I never had any problems.

Thanks for the info. It's much appreciated. We are pretty excited about a possible vacation condo in Vegas.

Does anyone have a map of 89118? I've tried to google, just to see the boundaries.
I believe the place we are looking at is in the northern section of the zip.
It's just east of Jones and pretty close to tropicana.
