I've found a whole tract of newly constructed (~2005) very nice houses in th 89183 area code near M resort casino that are selling for or recently have sold for about 75$/sqr feet. This price is significantly less expensive than nearby 89052, 89044, and even 89123. According to LVMPD crime search there also appears to be relatively little crime in this area as well. So what I'm trying to figure out is .. what's the catch?

Mostly very high density inexpensive homes. Often past 20 units to the acre. Terracini was the KB development and is the largest. I would be slow to characterize as "very nice". "Adequate" comes to mind.

Similar in the NW will get under $60 per SF.

Agreed - the development is also full of vacant homes that aren't in the best condition. While I do live in a dense development (Inspirada), aesthetically it is more pleasing. If you can find a steal in 89044 or 89052, try there first.

Lots of 3-story homes over there and one-car garages. Plus all new construction, I don't think much was over there before 2004 so must be foreclosure and short sale haven. I remember when the only thing over that way was the tack and horse feed store.

Wow. Is it actually possible to get a home in this zip for $75,000 or less? I am looking at Relator.com and it looks like it's too good to be true. What's the deal? Everything I look at says contingent offer.

Where I live now (Tucson) KB Homes has a reputation for shoddy construction. When I was house-hunting, my Realtor refused to show me KB-built houses. When I asked why, she said, "Well, you do seem pretty observant, so I'll take you to one and you tell me why you shouldn't buy it." It took me all of five minutes in the home to give her a comprehensive answer. Maybe they're better in LV, but beware.

I own a house in this area... I would call it a nice area, nice houses, not very nice... but not adequate either... and I chose there instead of the NW part of town because I believe it is a nicer, quieter area with less crime... (Liberty @ Tierra Linda development... smallest houses of the group, but nice hood...). And none of the houses there are the 3 story ones...

Are there high demand for rental in this area? Is HOA overbearing?
