We have been away from LI for quite a while but what towns are currently ( 2007) best for your money & Taxes ? Like with good schools, low crime, safe area to raise kids & so on?

Are there any good towns left where you could find a decent 3-4 bed 2 bath home with a basement in the 260-315,000 range? If so what towns? And what are the property taxes?

I have been reading for years that homes are not selling there, and that they will drop in price by a large amount very soon, but I have been hearing this since 2003.

So what's really up?

Please help, the more info the better.

Absolutely not. There is nowhere on Long Island including the worst areas where you can get a home for that price. Maybe maybe Shirley, Mastic which is disgusting and have terrible terrible schools. Take my advice and leave Long Island like I am and every one else is doing.

Default best areas for your money on LI?

Thanks for responding, but we have been gone. 11 years now. Thing is we now have 2 young children and live in Henderson NV, here you can get a great deal on a home, low taxes. But the catch is that the schools suck, brutal hot summers, and most areas not all have a very high crime rate, add to that poor medical care.

We did look into North Carolina like so many other Long Islanders, but after checking it out and talking to friends there its not for us.

For like 3 years now we have been reading and hearing that the homes on Long Island will drop dramatically. But I haven't seen that. Actually haven't the home prices gone up in the last 3 years?

There are still places in Suffolk with small homes in decent family neighborhoods in that range. Ridge, Sound Beach, Rocky Point, starting to see homes in Ronkonkoma in that range. On a small house(probably smaller than what you want) you can expect to pay $4,000-$6,000 in taxes.

The Hicksville, Levittown, East Meadow areas of Nassau County are all middle class towns and the average house price is somewhere around $500,000. the most recent housing info shows that the Northeast is the only area where home prices increased over the previous month.

Definitely look into Rocky Point. There are many decent homes on the market right now in the lower $300,000's and some even in the high $200,000's, though they are mostly converted bungalows that need work. In my oppinion, Rocky Point is one of best deals left on Long Island as it has great schools, affordable homes, safe family neighborhoods, and above all, great people.

You might want to look into a town called Naperville, IL. It is about 30 Min from Chicago and has been voted one of the best places to live in the US. Great schhols and affodable housing, at least more affordable then Long Island. It looks like my family will be heading to Naperville.

If you must do LI and you are on a budget ...Rocky Point Rocks!

Great schools,safe community,low taxes,and unique North Shore Beach charm.

Its last piece of affordable working class North Shore.

Get it while you can.

I would say check out Lindenhurst, Deer Park, West Babylon or North Babylon. Although you will not really find anything in the price range you stated you can find homes, older capes and ranches, in the $315,000 to $375,000 range. Also, taxes are relatively lower in the Babylon Township. The schools are good and the people are down to earth.

What about the Patchogue Medford School district? My husband is being transfered want to sell my house for 330,000. Taxes less than 6,000. cul de sac. Want to sell fast.
