I want to rent out my 2nd floor apartment in Farmingdale but I have never rented before either as the renter or the rentee. 1st I am curious on how much the apartment can go for. Also does anyone have any great tips or website I can check out that may help me along the way

The apartment is a 2nd floor of a 2 family house, it have a private entrance onto a nice size balcony which has room for a BBQ and a small table and chairs. There is a Kitchen dining room area with a fairly new frig and stove with average cabinet space. The room can fit for a large table and 4 to 6 chairs. The living room is the same size as the kitchen/dining room (good space). Two small bedrooms, enough room for a Queen size bed and 3 pieces of furniture with average closet space in each room. Large Hallway closet and a full bathroom with tub/shower. Central Air included. Great neighborhood, not too far from the RR (walking) and any major parkways.

Any info or tips would be awesome .. THANKS!

Your looking at about 1600 to 1800 depending upon if you provide the heat.

Off or on street parking, sq footage?, any on-site laundry for use, and is their any shared usage of the backyard? water usage include? Cable/telephone hookups?

Just some questions I know I'd ask as a renter

Yes Heat and Water include, No Cable or Phone thats up to them (there is cable and phone lines there) ... Eyeball Guess 900 to 1000 Sq Feet, There is Great street Parking, Never have a problem finding a spot. No Laundry

Then you're at the higher end of the range. Figure about 1800.

1800 for a 2 bedroom on the 2nd floor of a house? No, I do not think so....Will you as the landlord be living downstairs, or are you absentee?

Are there ppl currently living downstairs, and are they noisy (have kids?) etc....

You are asking them to pay for gas (or is is electric stove) electric, cable and phone....that will easily bring the cost over 2000.....

If you are asking them to pay for some of the utilities, then i think 1400 or 1500 is more reasonable....

My cousin lives in a nice 3 bedroom apt with a roomate in Northport and only pays 1700...

I did not pick up that electric was not included. If it is not, knock $100 to $150 off.

Logical95: Your cousin got a great deal for Northport. Does she pay utilities?

Yes she pays electric only....everything else is included (Heat, water, even internet).....so I would say her rent is about 1800 or so between her and her roomate and they split it about 850 each....and it is in a very nice area of Northport off of Larkfield road.

The reason she got a great deal was because she has had it the last 2 years, she got it in the middle of the recession in 2009 and the landlord gave her a good deal i guess....
