Only talking about "legal" apartments (not so-called "illegal" apartments):
In standalone homes that rent out separate standalone independent living units to tenants (whether a single-family home renting out an attic or basement or garage or some other space where you don't mingle or share space with the other residents of that house . . . or whether a multi-family home divided up into separate standalone independent apartments), it is highly, highly unlikely (if not nearly unheard of) for such types of housing to have a single-room-with-bathroom self-contained apartment which is what we traditionally call a "studio" or "efficiency". By virtue of their typical physical build and design, it appears or seems that no one (or virtually no one) designs such types of single-family or multi-family homes to have a SINGLE STANDALONE SELF-CONTAINED ONE-ROOM ABODE within it which we refer to as a "studio" or "efficiency"; instead, they would rent out a whole floor or a whole attic or whole basement or whole garage or else multiple adjoining rooms somehow separated from the rest of the residents of said house (sometimes even with a separate entrance).
The point of stating the above is to lead up to this point: What you call a "studio" or "efficiency" (i.e., a living unit designed from the start to be a completely standalone self-contained independent living unit that does not share any space with other tenants such as a kitchen or bathroom) is highly, highly likely to be found ONLY in what we traditionally call APARTMENT BUILDINGS (i.e., whether traditional multi-floor, multiple-dwelling-unit buildings or else low-rise garden apartments). And, as you can well figure, $800.00 per month is considered to be extremely low for any apartment buildings to charge for monthly rent for the greater New York City Consolidated Metropolitan Statistical Area or CMSA (NYC, Long Island, Westchester, Rockland, New Jersey, southwestern Connecticut) . . . or at least in any place that you might want to live in safety-wise, upkeep-wise, and convenience-wise. And this is likely true even in the cites, towns, villages, hamlets, et al of Long Island populated by the lowest-income populations that have any apartment buildings in them.
Then again, I hope and pray that I am WRONG. I would love for there to be such available studio or efficiency units for such a low price (or even lower). If I am, in fact, INCORRECT, please (anyone out there) CORRECT ME.
UNLESS there is housing anywhere in Long Island that is set aside for lower-income persons or seniors or veterans or the physically-challenged that is subsidized by the government or other parties to keep rents lower for them and thenyou yourself qualify for such housing. Or perhaps unless you consider any legal rooming houses or boarding houses, if any of those are in Long Island (but then those don't offer "studio/efficiency" apartments in the true sense of the word, as you will be sharing bathrooms and maybe also a kitchen with other tenants).
Here in Huntington, the code allows for "Accessory Apartments". That is an apartment withing an owner occupied single family home. Many of them are "studios". $800 is kind of at the low end of the range but they do come up from time to time.
