You can never have enough garage space.

Who wants to scrape ice off their car windows in the winter? Or brush snow off the car before going to work?
I garage my car every day all year long.

Clearly plenty of people are not bothered by it. I'm guessing people who are fit, and relish any incidental exercise they can get, are ok with it.

Houses with garages sell, and houses without garages sell just fine too.

Another benefit for a garage, the square footage is taxed lower, which is nice since the space is used for storage. If you have a 3000 sw ft house and dedicated 600 of that for storage, it would be at a higher tax rate.

And, I wouldn't even be able to build 3000 on my 1/4 acre without a variance.

The absolute worst part of my house is no garage. Period, end 'o story. Ping Pong tables are fun for awhile...but snowblowers and paint cans are forever.

^THIS! No way in Nassau 3k sf on 1/4 ac doesn't go way past at least one setback. And how soon does the garage-less house with the party-only basement realize they need a shed, which needs to be within the setback and needs permits. Nope. In the People's Republic of Hempstead, we don't take kindly to real estate creativity. lol

Why not build the garage and then use it as an ultra shop/utility room if you need to?

Like others above, I wouldn't consider buying a house without a garage. But also like above, I don't know who your target buyers might be.

How many McMansions up there don't have any garage?

nobody is ever going to wish for less space (unless your'e elderly). Without a garage a house better have a large basement, shed, etc.

Not sure why a 3000 sqft house would need a variance on a 100x100 lot unless you're talking 1 story.

I think you should be putting a 2 car garage on the house. Either attached or detached in back. you'll definitely have plenty of room I'm really not sure what the issue is. My parents have a 2400 sqft in Nassau on the same property size with a 2 car detached and have plenty of room on the lot for more house.

I have a 1 car garage, I wish I bought a house with a 2-3 car garage. I put my car in it daily.
