Yes, your are right about Stewart Manor. Only homes on Fernwood Terrace are zoned for Garden City, the rest are Elmont.

GC is a big challenge at that price point. It's going to be a small, old house that needs work, and not in the best parts of town. Likely the Mott (northeastern) or southeastern sections, for a house built in the 30s or 40s that has a lot of settling damage, asbestos, needs new windows, doors, and a kitchen at the minimum. Most of these older houses also have undesirable features like low ceilings in the basement, oil heat, very small plots, etc. Might also have to be on a busier street, a corner, close to a main street like Old Country Road (with the attendant noise) or close to the Hempstead border.


If you absolutely want to live there, you can, but you'll have to compromise. The local Asian population has recently discovered Garden City due to its highly ranked schools, so you'll have that competition to deal with - they're buying for the schools, so they're not as picky about the house, and can often pay cash. A friend of mine is moving and has been going to open houses in town to see what his competition is like and reports that the vast majority of interested buyers showing up are Asian.


The towns from Merrick to Massapequa on the southern part of Nassau are a better bargain and are serviced by an excellent LIRR line that has the fewest delays, generally, since it is elevated. Prices there are going up, however.

A friend of mine who started looking in Port Wash and realized she was not getting much for her budget, ended up in East Williston and loves it. She drives to Mineola station for commute to Penn-trains run out of Mineola like every 10 to 15 minutes.

EW area & supply is always very low. I looked there many years ago, I was lucky if there was 3 or 6 houses available.

Offer accepted on a home in GC- Central location west of Mott. lots to love about the house but one thing that threw us off was that none/(many?) of the homes on the block and surrounding blocks had fencing in the back yard. back yard property lines seem to have been established generally by small plants, small bushes (if any). and trees (if any). My kid can literally walk next door (either side) unobstructed and start playing on the neighbors swingset. Anyone know why? Sellers agent says I can erect a fence if I wanted but I may just leave as is and feel out the situation.

From all the houses in GC I've looked at, none of them had fences around the property. They had bushes.
I don't think the village allows fences.

I saw one house with a corner PVC fence but it was like 4 feet tall and 5 feet long. It was pretty much useless.

I live in the Village of Stewart Manor, but my back yard backs up to Village of Garden City as our property cuts through the town line. Fences are allowed in both Villages, but look on the Village website for the exact specifics (GC has them up here -> Village of Garden City, NY Fences).

All my neighbors have them in both villages (including me); but can only be 6 feet in the back and 4 feet on the sides, but can only go about half way up the house to the street - not allowed in the front. I did the white fence when I moved and looks great - we have shrubs all around it too bc that is what everyone has, but I wanted my dogs safe. Per rules, you are supposed to get approval - not saying people do, but it's a rule.

A lot of the towns on long Island are like that. Once your hit that price range, they are all the same. My mother in law who raised her kids in Great Neck always thought Roslyn was worse then Great Neck, but to me, they are just equally snobby.

Not saying there are no nice people there, they are just in a different social class than what I am used to.
