I am looking for a single family house in Nassau County, the budget is $875,000. My priorities are the commute to Penn Station (less than 40 minutes), good school district, taxes less than $16,000/year and lot size be at least 50x100. Bigger would be ideal.
I like Port Washington but I believe is out of my price range. What towns would you recommend?
Great Neck is probably the best if you want a good commute and good schools. Lots of asians in the southern area (next to train). However, you'll have to get the low end houses.
Manhasset is good too but I think more expensive. mixed
Garden City is good but commute is like 40-50 mins. 98% white
Herricks/New Hyde Park has good schools but you won't be able to park at the New Hyde Park LIRR Train station unless you are a resident of Village of New Hyde Park. Some New Hyde Park houses have Herricks school district but you will have problems parking since it's not the village of NHP. Lots of asians
Doubt you can get into GC or Manhasset for $875,000.
Maybe RVC or Williston Park.
Merrick or Wantagh too.
Amazing how little 875 gets you now in some areas now. I second Merrick or Wantagh, but will add in to ensure you're walking distance to the train. RVC is more expensive only only a little shorter a ride.

Port Washington has different areas with varying prices ..... you should be able to get one on your price range. It offers a good school district and great commute into Manhattan.
You can get into Garden City for $875K but not Manhasset.
