Why consider LI if you don't need to be here for a NYC job? Look at the geography. Water levels are rising and storms are getting stronger. If you're looking to be close to the city, surrounding areas on the mainland better value and you wouldn't be trapped here by the NYC bottleneck. It costs almost $30 to get off of LI and into NJ.
Price is largely dictated by school district and proximity to NYC. The LI job market has been decimated by the aerospace industry leaving and taxes that will shock you. The local governments literally bribe companies to stay/relocate here because it's a terrible place to do business. Homeowners make up the tax shortfall.
Suffolk is cheaper and more pleasant than Nassau, largely because of less density and it's far from the city. Traffic is terrible and Nassau is so broke they can't maintain the roads.
On the plus side, there's plenty of food variety, culture and quality schools here. The beaches are nice, but not nicer than in Santa Monica.
Also, people are grumpy here. Move to LI and you'll understand.
Opinion, not fact. I think Nassau is way more pleasant. JMO
The Indiana home is built on a slab. Has carpeting throughout and cheap minimal tile. The kitchen looks like a cheap Chinese material that has zero value. The baths are mostly Sheetrock with garbage finishes. No casing and garbage vinyl windows. Garbage 6 panel doors including a front door that looks like it should lead into a garage. There’s a lot more to critique but, I don’t want to sound petty. LI is expensive because it’s desirable and yes salaries are reasonable here, even for construction workers. It’s nice in that way.

There's a lot more to NY than NYC and LI. NYC Metro is expensive. That includes parts os NJ, CT and the upstate NY Counties. NY, as a whole, isn't expensive at all.
Right. Upstate is super cheap. It's just really the whole NYC metro that is expensive. Upstate NY & Downstate NY really are 2 different worlds.
Out east, suffolk is less industry. The further out east in the small
towns, you're going to notice that they are mainly fishing villages.
The costs of real estate fluctuates from North shore, mid-island and
south shore.

While those things you listed are nice Long Island is expensive mostly because of geography. Supply and demand still rule the day.
It's the hedge fund guys in the $40M houses who are employing the immigrants who in turn are affecting the community with their way of life -- good and bad.
