Price is largely dictated by school district and proximity to NYC. The LI job market has been decimated by the aerospace industry leaving and taxes that will shock you. Suffolk is cheaper and more pleasant than Nassau, largely because of less density and it's far from the city. Traffic is terrible and Nassau is so broke they can't maintain the roads.

On the plus side, there's plenty of food variety, culture and quality schools here. The beaches are nice, but not nicer than in Santa Monica.

Also, people are grumpy here. Move to LI and you'll understand.
Opinion, not fact. I think Nassau is way more pleasant. JMO

yes. you get what you pay for. Sure, IN is cheap. The reason is b/c it doesn't have nearly what LI has. LI costs what it does because of what we have here - beaches, wineries, proximity to NYC & New England, Fire Island, good schools ... those come at a price.

Right. Upstate is super cheap. It's just really the whole NYC metro that is expensive. Upstate NY & Downstate NY really are 2 different worlds.

Out east, suffolk is less industry. The further out east in the small
towns, you're going to notice that they are mainly fishing villages.
The costs of real estate fluctuates from North shore, mid-island and
south shore.

You forgot bagels and pizza.

While those things you listed are nice Long Island is expensive mostly because of geography. Supply and demand still rule the day.
