You do realize that I live in NYC and know all of this right? I'm not sure I'm part of your target audience that needs to be enlightened about NYC real estate and why the value is increasing. If you're aware, then more power to you.

Unfortunately for your friends they mistimed it. There wasn't quite the right economy, or environmental standards, 30 years ago like you'll see over the next 5 - 10 years.
Mistimed it how? Should they have planned to have been born 50 years later? 9 months gestation is plenty for most.
They are not dirt cheap..... Mastic and Shirley and Center Moriches is dirt cheap.
The areas I mentioned in Nassau are dirt cheap (given proximity to NYC) compared with other communities in Nassau. Mastic, et. al. are dirt cheap compared with all of them.
Well if the cities of Long Island weren't such dumps, maybe everybody wouldnt have to run to the city to earn their coin

Look at White Plains, New Rochelle, even Yonkers is trying
Peekskill is even making a comeback
No city on Long Island comes close to White Plains or New Rochelle

Bear in mind we only have two cities on Long Island: Long Beach and Glen Cove.
That water which surrounds LI makes it more difficult to get off LI compared with someone who lives on the the actual mainland. Someone living in New Rochelle or White Plains with business to conduct in Boston, Hartford, Albany, etc., does not have to travel west to head north or east. Granted, we have two ferries, but they aren't running 24/7.

And when Brooklyn was "broken down" back then, they still started the building of vacation homes in Brookhaven. Now imagine what it'll be like under this "new and different Brooklyn."

Are you saying that we should bring high-speed ferry service from Suffolk County to Boston? I didn't even think of that one. The Long Island nimby is more innovative then they even realize. It could be connected to the high-speed rail at the Greenport LIRR station.
