You are right. I consider anything under 400K cheap. I just saw a listing for a 6 bedroom 3 bath house in Mastic NY for 370K. But it’s very very far!
Haha! 370k in Mastic the armpit of LI. Gotta be nuts. Would never buy there. Heck. Don't even want to drive by Mastic. Just about one of the worst towns on LI now. Yes. I know about all the other bad towns before anyone says anything.
375k for the 6 bedroom in Mastic would be 1m in any other town. Mastic is literally the PITS. Sex offender slum lord heaven. If that's your gig, by all means, buy away.
Mostly program tenants live there these days. And like you said sex offenders. Seems they plop them all down there when they get out of jail.

Let me know what you find out about the area. It's an interesting place - Indian reservation right next door too.
It seems unique. Not one of the usual plain old boring regular suburb neighborhoods of Nassau or Western Suffolk. Definitely seems like it's got character, for good or bad. The reservation could be the perfect place for my dispensary, or maybe even my sports book.
Pretty much....although basements are not common and when they exist it's usually a walkout basement. And new construction here is on a postage stamp.
There are some older houses (1980s era) in highly desirable locations that are selling for $700K and up (way up) and the teardown phenomenon is starting here. It's like western Nassau in 2004 all over again.
