Its a rail-and-post fence. I was able to look at the neighbor's house survey, it's right along the property line. I'd offer to share the cost, but neighbor isn't very neighborly, so I'm leaving it as is.


More concerned about the missing documentation for the house improvements right now

Best to talk to a real estate attorney. You will need to produce a CO when you sell.

I agree that it's a good idea to get ahead of this now.

It's possible OP could sell without any issues to a cash buyer who doesn't care.

But otherwise it's just asking for stress and trouble.
