I am looking for a good house inspector. does anyone have any recommendations?
my realtor has one inspector, but my friend has warned me not to go with the realtor's inspector as he says the house will pass with flying colors and to find one on my own so if there are any flaws i will know.
whereas the realtor says to only find someone who is good enough as there are many bad house inspectors who don't do their job properly.
the only problem i noticed during the viewing was some mold outside the bathroom door. i am attaching a picture of that. please let me know what you think.

Just so you can have another option (sorry KB), there's Tauscher/Cronacher out of Rockville Center. I found Tauscher years ago out of Home Magazine and hired one of his engineers to inspect a house in Smithtown. The house flunked badly for various reasons which included dry rot, horrendous termite damage under the front entry that entailed literally jacking the house up for repair (I thought the owner would never pay for that, just would do a slap-dash cheapo repair), inadequate heating, etc., etc. The list of significant problems was quite long and expensive to repair. We ended up not moving.
And because Tauscher was located in Rockville Center and the house was in Smithtown, the company probably wasn't in any local Smithtown realtor's back pocket.
Regarding your picture (keep in mind I'm no expert), if there's mold outside the shower, there's probably a leak from somewhere. Maybe it's just the shower door that needs some caulking. That's all there may be to it. But if you're interested in the house, the owner takes care of the repair - not you. Make sure of it. Don't take for granted that it will be fixed. Put it in the contract.
I've used an A-Pro inspector from Bayport (Suffolk County) to inspect a house in Mineola (Nassau County). I'm pretty sure there's another A-Pro inspector based in Nassau County too.
Anyways, he was very thorough with his report, with a summary to start, and then detailed sections on every part of his review. During the inspection, he pointed out things that I could fix myself for very little money, instead of spending a lot of money replacing (ie. window and a window crank). After the inspection, I received the report in an email in a few days.
My boss actually used him to inspect his house in Bayport, and my boss is pretty picky when it comes to recommending people. Let me know if you need more info on him.
