Downtown is a very viable residential community these days. The downside for dowtown you is the garage issue.

I see. Yeah, well I am willing to do a secured parking garage or underground parking garage at this point. I know finding a single-car garage is going to narrow my search too much.

Hey SoCal35, is there a noticeable air quality difference between Pasadena/downtown areas when compared to West LA (Culver City, Santa Monica)?

Air quality is something I initially overlooked, but is a concern of mine since I am very much into physical fitness and like to run outside frequently. I've been checking air quality at the Air Quality Management District website and it clearly shows more inland areas having a slight lower quality of air than that of areas closer to the coast (Santa Monica, etc.)...

Yes, air quality generally gets better as you move closer to the coast.

But it's not like you'll choke to death if you go jogging in Pasadena. Plenty of joggers and hikers in Pasadena, etc. The air quality has improved over the past 20 years.
