How much should one expect to pay for a small (750 to 1000 sq ft.) single family home in the west LA area (cities like burbank, Glendale, culver city, etc.)

redfin and zillow are good sites to see what is currently on the market and sold.

Burbank and Glendale are nowhere near West L.A., and I'm not sure. For West L.A. and Culver City, at minimum, like $375,000 I'd think, but mainly $450,000+ for that size

I'm thinking a little craftsman house in Leimert Park or Jefferson Park would be the way to go. That would be so awesome, you're own little slice of LA. I love how you have your own little driveway on the side of the house. And it puts you right there in the core of the city. So you have to put up some window bars, I see those even in the good neighborhoods!

I checked zillow but they say the median home sale in Culver City is $360k. That can't be right.

That number includes a lot of distressed sales to cash investors. Someone wanting a normal sale in good condition and needing financing will likely have to pay quite a bit more.

Sigh.

Comps are all that matters.

Do a search on Redfin for COMPLETED sales only for those areas and you will have your most accurated answer.

Median and average for a small city or area means nothing(too few sales mean that outliers skew the results). Asking/dreaming prices mean nothing.

Meh, couldn't find a completed sales search on redfin but when searching for recently sold homes on Zillow the majority in the Burbank area seem to be selling for $200-$300K
