There was some talk about redoing the mall into an open air shopping area, like the promenade or the grove. Any opinions...what would you do with the space?

The mall's been dead for years, but I have some fun memories of going there in the 80's as a kid. Especially that toy store on the upper level....and their food court use to be really good.

It's amazing it opened in 1980, and was dead 20 years later! I hope they keep all the parking.....you need it for the pier, promenade, and main street.

I'd say it got lame some time in the 1990s. The mall is lucky the promenade is nearby to attract attention.

Yes, it needs updating.

A very ugly building (I hope Frank Gehry's not proud of it). Better to tear it down and turn it into a Promenade-Grove type development, particularly if that development reaches all the way to Main St.

It died because it lacked a movie theatre. That's the same thing that's screwed up the Fox Hills Mall.

None of the malls have worked around here for a long, long time..

-Westside Pavillion. I've never seen it jammed full. The Nordstroms keeps it afloat. Maybe the Landmark will improve things. That second extension area never worked at all, probably the biggest retail disaster in west la.

-Fox hills. Nothingness. The anchor stores are way too outdated. And the howard hughes center didnt help..

-Even worst out in the valley...fallbrook, etc.

They should tear it down and that should be the main santa monica hub for a light rail that follows the 10 frwy.

Build retail, office, and residential on and/or around it to compliment the existing outdoor promenade. End focal point being a very high quality rail terminal and some moving sidewalks for our large, lovely, and lazy citizens who are unable to walk.

Before the Howard Hughes Center was built, Fox Hills was hurt dramatically by Century City and the Grove.

Century City's remodeling really made the Westside Pavilion suffer, and the Grove also had an impact.

the light rail idea is a great idea. just let it stay open as it is until its time to build the light rail through it. that would attract a lot of attention to the light rail and 3rd street.
