If you ever come back take a drive down Santa Anita. The amount of Mcmansions going up is just staggering. They're just knocking over the old 2000 s.f. ranches and putting in 2 story monstrosities left and right.

Also, Arcadia is the second richest city in the US over 50,000 people.

It is cheaper because it is a long drive to higher paying jobs. The value is higher due to schools. If you don't have kids or put your money into private schools so you can spend more time with the family and drive less you'll live somewhere else.

If your definition of "cheaper" is vs Malibu and Beverly Hills / Brentwood yes Calabasas does have more affordable homes because the geography is not quite as good as those other places but you are talking like Ferrari (all high end) vs Porsche (High and semi-high end) which is a meaningless conversation.

Yes Arcadia and San Marino have gotten blown out from the ethnic Chinese $$$. Not only have they crushed those markets, a lot of those homes are empty since the buyers only use it as a vacation home or for their kids to use during school
