Hello All,

I have a family member who is getting ready to rent out this apartment 1,375 sq. ft upstairs apartment in Alhambra. Here is some information on the apartment: two bedroom, one bath, newly remodeled kitchen, hardwood floors throughout, water/trash/gardner paid, month-to-month terms, one car garage, four unit building, window A/C, no pets. Based on the description and photos, what would you consider a fair rental price? Thank you for helping us out with this!

I would say 1800 on the low end. It looks to be fully remodeled so I would say 2-2100 is more likely

Probably 1700-1900 but I feel sorry for those that live below it. Hardwood floors aren't really good for sound control

True. Luckily, the owner lives downstairs and is good at ignoring noise. Area rugs help a lot too.

Depends on the location but I would assume 1800-1900.

Thank you to everyone for your feedback. The landlady has been renting these apartments for $1,495-$1,595/mo., but we've been telling her that they're under-priced. Of course, we family members have no credibility whatsoever, but you do. She's going to list the apartment for $1,895. If the response is poor, she'll drop the price. You can always go down, but you can't go up, right? Thanks again!

Rental rates have gone bananas recently. Raising rent on one of "my" properties from 1950 to 2495. Another one was raised from 2600 to 3000. There was a bidding war on it the first open house weekend and it ended up at 3100.

These were both from 2 year leases with no escalations and the old tenants moved out, but even still it's outrageous.
