My place should be built (delivered - modular) within the next 2 weeks.

Anyone have and comments / thought / input about lally colums or a steel beam?

A friend just mentioned this today, I haven't spoken the the modular dealer yet...

We have one foot by two foot by 6 foot granite columns holding our main beams up.The floor was poured around them. The beams themselves are 17 feet long, ship lapped and bolted together pieces of 12"x10" inch hemlock which extend the 32 feet across the width of the first floor.. Though large and strong over time they were still sagging away from the support columns which were in the middle. A friend who builds post and beam houses suggested we install screw type lally columns on either side of both carrying timbers eight feet from the foundation walls. I did and it helped alot to take the sag out of the timbers over time and make the floors seem less bouncy.

What will the space below contain? Columns are cheaper, but if your foundation was not poured with a beam in mind you'll need to cut slots in each end for it. Call your modular dealer in the morning. If you are here I'll stop by.
