While Annapolis is very nice, it is very expensive to live close to the walkable, historic downtown.

Again, the area we live in is considered Mt. Vernon. Based on our personal experience no one can make a blanket statement and say all of Baltimore city is affordable living. There are plenty of people who can't afford it here.

Condos on Charles Street (Twelve 09, to be exact) run over $400K for a 2 bedroom with Den. Renovated condos also on Charles street (1014 building) were running in the high $300K to $400K. Charles Village is even more expensive than these, as well as many places in Fells Point and also some in Bolton Hill.

One more comment, in regards to there "not being any major traffic tie ups" in Baltimore City.

That is also not true! Martin Luther King Blvd, Chase St, Charles St, and I-95 and I-83 in and out of the city are typically jammed during rush hour.

If you're looking for a walkable, safe community, I've beeb impressed by the Kentlands/Lakelands section of Gaithersburg. So long as you're not one to thumb your nose at a planned community, it's really great. You can really walk from your house to lots of shops, restuarants, supermarkets, even a movie theater.

I recently looked at a 3-bedroom stacked townhouse there that was selling for $450k. A little higher than the $425k you mentioned, but maybe still doable for you. There's lots there that's more expensive, but also other places that are cheaper, too.

Have you considered Montgomery Village in Gaithersburg. There's plenty of walking trails, easy to take the train (Metro or MARC) to DC and some shopping scattered throughout the neighborhood.
