Heres what i have that are within 25 to 50 percent and are bordering towns. Most are closer to the 25% than 50%. Canton and norwood are bordering towns but saying natick and needham is close is a bit of a stretch geographically. Just want to get the facts straight here but who's counting ? Norwood and canton might be a bit of an anomaly and im assuming thats cause of route 1 and all its stores for norwood and 138 in canton but not sure.

These are for the towns mentioned more than my range so i admit i was wrong on them bit they are not even close to 2x

I said area towns. I didn't say abutting towns. Thanks for the list of towns but I was trying to stick to the towns the OP was asking about. There's just no arguing the fact that Sharon's RE tax rate is one of the highest in the state. Period.

Oh sorry i misinterpreted.

On a separate note, i noticed needhams average home assessed value for 2015 is at 818k. Wow

Thanks for all of the info everyone. Coming from NJ, the MA tax rates are not as much of a shock (paying almost $19k on $775k assessment right now, but theft h hfcg schools are great. HS in top 10...). Suprised about the market being so crazy. After this winter I thought people would be fleeing!

We are resigned to the fact that we'll probably buy near the top of our budget or end up there after renovations. Seems like there the prices are reasonable out in Westborough and Southborough. We may end up trading our commute for space. We'll see...

Is your house assessed much higher than what it's worth? Your current $19k/year in RE taxes in NJ should be cut in half once you move to MA, leaving you will have an extra $800/mo to put towards your mortgage. That's equivalent to over $150k that you can borrow on a 30 year mortgage. If you can sell your NJ home for $750k, you should be able to buy a $900k home here for about the same monthly cost. Obviously you shouldn't buy at the top of your budget, but you might be able to afford a lot more than you think you can.

On a side note, keep in mind daycare and after-school care ends a lot earlier here than in NJ. Unless you have a nanny, one of you needs to work close to where you live to do pickup. Wellesley isn't that bad though - it's close enough to a lot of suburbs inside 495 so your wife can do pickup as long as she leaves work by 5:30. I live in Sudbury and take the train from Wellesley into the financial district everyday. Takes about 30 min in rush hour to get between Sudbury center and Wellesley Hills so you can probably stretch your search up to the Sudbury/Lincoln area.

The assessment is about $100k less than we plan to list for (we remodeled), so your math take on the tax savings brightened by day a bit!
