I'm not sure honestly. That's a good question for a realtor. Are you looking for a full summer rental? Are there many available at this point? Talking to local business owners and a spot on the local news last month said things were booking up.

Rentals are booking up quickly so best to make a choice sooner than later. The Cape is already getting busy and the boom will come once the kids get out of school.

I like Brewster as far as towns go. It is far enough away from the real world but within reach of it and the Outer Cape. The location is a sort of "Goldilocks" in that it is just right.

Brewster is about 30 minutes to the hospital in Hyannis however and that ride will often be extended due to Summer traffic on the midcape highway which is only one lane from exit 12 to exit 9. In the Summer on Saturdays it gets backed up due to the renters all leaving and new ones coming in.

To the OP why not look into yarmouth port which is on the bay side for a rental. it tends to be a bit more like old Cape Cod through there. If you want to be more active look to Yarmouth and Dennis along Nantucket Sound. I don't think the beaches are as nice as on the bay but there are plenty of affordable rentals.
Yarmouth, Barnstable and Dennis are in close proximity to the hospital just in case.

Thanks all. We're looking for next summer, so have some time (I think) to secure a rental.

After thinking about it for a bit we'd like to be in a place with a downtown and that has a bigger population and is a little more vibrant than some of the smaller towns might be since we'll likely be there for awhile - a month or so. So we're looking at Falmouth, Mashpee (I know this is a "manufactured" downtown, but it still looks nice) and Plymouth (know this is not ON the Cape).

I think people said to concentrate on North Falmouth and West Falmouth?

Have not seen much on Mashpee or Plymouth. I know Plymouth is very spread out, so if people could guide us on areas that would be great. And any info on Mashpee. Have seen rentals in New Seabury but mostly by the week, not sure if they do long-term rentals or discount for long-term.

Another piece of information for you. There is a 24 hour vet on the mainland side of the Bourne Bridge in Buzzards Bay called Cape Cod Veterinary Specialists. From Falmouth Hospital, that 24-hour vet is less than 20 minutes drive up Route 28 on divided highway with no stop lights and a couple of rotaries.

I'm not selling Falmouth but it has your hospital, 24-hour vet, Main Street, shops, casual restaurants, beaches, and bike/walking trails boxes checked. You also have the ferry to Vineyard Haven and Oak Bluffs right there for day trips. Like everywhere else on the Cape, the traffic and parking can be painful, particularly on weekends & holidays. The place you end up renting probably matters more than which town you pick. They all have a Main Street, shops, casual restaurant, beaches, and bike/walking trails.

Going from a preference Chatham type downtown to Mashpee Commons changes everything. The suggestion for West Falmouth/North Falmouth was when your main criteria was to be within 20 minutes of the hospital and close to the 24 hour vet.


If that's no longer the main priority, anywhere around Main Street in Falmouth will work. I like the area behind Main Street between the downtown and Surf Drive. You can walk to downtown and to the beach and the harbor. It puts you close to Woods Hole with is another great area. In all, that's a great location.

Beats Plymouth and Mashpee hands down.

The parts of Dennis/Yarmouth near 6A are not party areas. They are very laid back. There are a few restaurants and shops but not too much variety. You may prefer Harwich because it has more of a downtown area and is close to the beaches on the warmer water (south) side of the Cape. The bike trail also passes through the town (It's also fairly close to Hyannis too).

Is Mashpee Commons not nice?

I know it's not Chatham, and is not an "organic" downtown, but it looked cute in the pictures. Seems like Mashpee Commons and Falmouth downtown would be the biggest downtowns and give us the most variety of shopping and restaurants (aside from Chatham and Hyannis).

There is absolutely nothing wrong with Mashpee Commons but there is everything RIGHT about downtown Falmouth. Better restaurants hands down- Pickle Jar, Anejo, La Cucina Sul Mare, Osteria La Civetta, Glass Onion, Maison Villette Boulangerie, Taste of Italy. The shops are better/ nicer as well. Then you have the harbor area and fabulous beaches and entertainment. Then you have the bike path, Highfield Hall, Gorgeous walking trails around the Knob and terrific arts and crafts festivals. Their farmer's market is fabulous.

It's just my opinion but Mashpee Commons is a cute manufactured shopping plaza with large chains for anchors mixed in with a dwindling number of independents. If that's what you prefer, it's a great choice. I go to Mashpee Commons a few times a year- usually when I have a Pottery Barn coupon. Sadly a couple of the local owned shops have moved out recently. Regardless, I can find authentic versions of the rest in much more picturesque areas of the Cape and I like to support local small business.

One place that gets lost in the Honky-Tonk for rt-28 S. Yarmouth is Bass River Village. It is a neighborhood that follows the bass river between the Nantucket sound and rt. 28 in Yarmouth. Convenient to everything yet quiet and full of old historic homes.
