Cutting corners b/c I'm not hiring an agent?! lol My houses are probably better maintained than many of the homes that are listed with agents. Question could reverse to why do those sellers feel the need to hide behind an agent?! What are they hiding? (lots of deferred maintenance, perhaps!?)


PS- Qty of buyers doesn't matter as much as getting one buyer that makes me an acceptable offer. All it takes is one! (I've gotten multiple offers on my past ones, easier to do of course when it's a sellers market like we have been the last few years).

Ok so let's say you sell the house yourself and maybe you would have made more had you used an agent (which we'll never know). At least you don't have to give anything to a realtor.

Interesting piece on rental markets. According to this Greater Boston is 18th hottest in the country. Miami is #1. Several other Florida metro areas also hotter (in more ways than one) than Greater Boston.

Let's see some sold FSBO listings. Are they going 100k-300k over adding price like the rest?

How do we know that? What if it was overpriced to begin with? Are there comps that show that similar properties are pulling 4.5 mil?

My only "but..." to that is interest rates. Those sold last summer. I think interest rates started their ride up the fall, so hard to say if they would have sold at the same price this summer.
