Looking for a house in Midtown, 1500+ sq ft, ~1800/mo max budget.

I haven't seen hardly anything on craigslist, but is there a better place to look? Is there a shortage of rentals at the moment? Would I have better look driving around looking for For Rent signs?

It pays to distinguish between "free" listings and those posted with Realtors (like Crye-Leike above, but there are many). There are also property managers. A real estate agency charges an owner one month's rent, property managers charge owners a fee (generally less than one month's rent) and Craigslist is free.

Any source can include wonderful and horrible listings. In my experience, landlords who are willing to pay to find a good tenant are also more likely to maintain and invest in their properties. We own rentals and use a real estate agency. We also update our properties to well above the usual standard, and deal with maintenance requests immediately. Our tenants say we are their best landlord ever, and they stay a long time. We do screen our tenants carefully and require a credit score over 700.

I have met other Memphis landlords who resist spending any money on their properties. To them, it's all about positive cash flow. Any repairs are done on the cheap.

You know your requirements for a rental, whether it's basic housing or something nicer. Also, agents may have "pocket" listings that aren't advertised. It costs you nothing to contact an agency, so that may be an avenue for you to pursue.
