I think Swiss bank is moving its US headquarters to 15th Rd and Brickell, its a beautiful corner bldg with amazing architecture. They won't have a hard time filling class "A" office space on Brickell. Its the residential buildings in the area that will be suffering for the next 5 years, at least.

Theres still not a single building in Miami that stands unfinished. Im not arguing the over supply and the fact that most of these condos will stand empty for a while, but still without them all filled up theres alot of new people moving into the area and all the new businesses are evidence of that. And if you really think Downtown Miami is all that bad, well........

There is a huge hole in the ground on the corner of S. Miami avenue and 14th street. It is the foundation for the "Capital One" Miami or something. They simply stopped building it to cut their losses... Now I guess this giant hole is for sale for some insane price (it is semi-improved).

I didn't mean "stands unfinished". I mean " not finished" as in 1.92 million square feet of office space currently under construction.

And as far as Downtown Miami...

There is too much of a concentration of 'trash' in an around downtown, north of the Miami River, to ever attract the Bal Harbor or even Dadeland Shopping crowd to downtown Miami. Too much trash...too many criminals, too many goofy looking people, too many bums, too little English spoken, etc, etc, etc,... The Flagler district is forever lost, except for the thriving Jewish perfume industry.

If the salary to cost of living cap can somehow be closed, I think the city still has potential. That's the biggest problem. Miami ranks among one of the worst cities for young professionals:

They should of told the students to get out of this country with as much outsourcing these corporations are doing to other foreign countries,this economy is terrible in this country,not just Miami..
