Got to make up for those down five years when there was hardly any construction going on.

I'll believe that mixed income housing will work when I see it. I know of a couple buildings downtown St Paul that have been mostly empty for years, except for the low income family's who of course love it. I appreciate the altruistic nature of the idea, but people, even urban Progressives, don't want to drop 200k on a downtown condo and live between two Section 8 families and the drama that comes with that. At the end of the day, buying a property is an investment and one has to consider resale value. For the Section 8 renters, they have no skin in the game and as evidenced just about anywhere there are low income renters, will not respect the property or the neighbors.

Yes.
The trades are hurting for help.

Lot of Baby boomers are retiring. And very few young people are showing an interest in the trades.

Carpenters union have no one on the bench, (waiting for work list).

Most of these projects are union built. Current pay scale is 31.27 per hour + $9.50 per hour in benefits.

Carpenters union has a two tier pay scale. Commercial and residential. Most apartments fall under the residential scale.
Any building over six stories falls under the Commercial scale. So add another $5.00 + to the 31.27.
