Less population density is my guess... Acreage in general isn't at a premium just because it's 'there'. Also, a lot of private land in this region where places like AZ have vast areas of gov't controlled/owned land.

As to why things get abandoned? Probably the same as anywhere else, finances or deaths in the family or....? The theme park you're referring to: was it Dogpatch USA? It was still around when I was a kid, though not what it was in it's heyday. My understanding is it went under due to extremely dysfunctional management. Rumors have spread over the years, they actually cleaned it up over the last few and part of the property appears to be a campground(the Hub? motorcycle oriented). Still hear this and that about them re-opening it as a park, but there sure would have to be some hefty capital involved!

Find the tax assessor's office, and the city property manager. In Arkansas(Little Rock), it was the 'land management' office I believe... They literally had a printout of 200,000 properties back-taxed and saleable through their office. I purchased 14.87 acres between Marshall and Clinton for $8900 on a paved road with utilities to the property. I seem to recall a considerable amount of commercial property as well.

Hope that helps a bit,

(19 days to Springfield and counting, WOOT!)

That's the land commisioner's webpage in AR, the site is fairly easy to negotiate and may give you an idea what you might look for in Missouri. I can't seem to find a website for the equivalent office in MO, but you should be able to make a few calls and trace back what happens to properties that become delinquent on their taxes.

A bit of footwork, but for us it was worth it when we made our purchase. Good luck!
