Legacy is planning to expand? I asked them a year ago and I was told no, and if so, there is no room for them to do so, for they pretty much space locked. Bel air mall is the only shopping venue intending to expand and most feasible to do so.

There was that brief period in the fall of 2004 surrounding the opening of ESC. The only exclusive stores in that lifestyle center are now just Pottery Barn, Williams-Sonoma, Chico's and Build A Bear Workshop.

Yeah I was told that like 2 years ago. There was suppose to be a phase 2 in the rear. I wish the Festival Center would be rebuilt all over again as an upscale center.

Yeah I forgot about that.That was when ESC first opened.

Pottery Barn and company aren't terribly happy with their current lease agreements, thus they're considering space in Bel Air Mall. I actually want Rouse to pull that off.

Where's Bel-air planning on expanding? Going up is the only direction I could see them going unless they take out target and expand that wing towards bel-air Blvd.

Rouse seems to be waiting for certain leases to expire while they negotiate with national retailers to open in the same space.
