I got word today about the corps of engineers moving from their current building to a new building that will be part of the civic center redevelopment. Potentially, that office building idea that they’ve had in the past. They’re going to construct a parking deck next to the building

Interesting. Thank you for passing that along. I do hope their current building gets redeveloped as it does not really activate the street scape as it is.

A few updates:
- The Insider Food Hall opens June 1st
- Gayfers development would include new construction (on top of top floors) with 1,400 sq ft of commercial space on floor 1.
- 760 St Louis is being developed into "vanilla" space awaiting tenant specificities
- 751 Dauphin is being renovated - use unknown
- 467 Dauphin is being renovated for office space
- 225 Dauphin ground floor will be "Benji Burger" restaurant
- 9 S Joachim development will include a tea room

Sandy Stimpson is allocating $3 million in general find surplus into funding the St Louis Street reconstruction. With that 3 million, Saint Louis street reconstruction is now fully funded at $11 mil. All 17 blocks in downtown will be reconstructed and I imagine construction will begin later this year

The Moore YMCA location would be great for a chain gym like planet fitness, crunch, etc. just needs some cosmetic work and a few upgrades. Downtown needs a gym. They state the reason they are closing is because membership has fallen. Well yeah…. They never went back to their pre pandemic hours and are only open from 6 to 2 Monday through Friday. They need to be open 5 am until at least 8 pm Monday through Saturday. They also refused to invest in the property for years while focusing only on Baldwin properties. With all the office workers returning and new residents I think the demand is there.
