If you are a serious investor, you should probably have a professional advise you, anyways. If you are looking for cheap advice, here it is: use the search tool. Discussions on good/bad areas of town/schools/home values etc has been discussed ad nauseam. Knock yourself out.

We have friends who bought several rental condos in Germantown in the $30,000s, so I would disagree with that.

But either way, the point is that Nashville is a much different real estate market and is not as conducive to out of country investors loading up on cheap real estate.

I don't know any investors looking for cheap houses in Nashville. I will look into Germantown thank you Brentwoodgirl!

Oh sorry I thought you meant Germantown in Nashville :-). We don't do condos in Memphis only SFR's. And you cant buy any of them for 30K in germantown. Last house I bought there was 190K.

Ah but the point is nobody is freeloading. I am just asking for advice. If you don't want to give it then don't reply.
If any of you wanted to invest in New Zealand or Australia I would help. In fact I do all the time. Your attitudes are just strange to me. Someone asks a question so instead of answering it or ignoring it you have to tell them why it's a bad question. How did you all get such big chips on your shoulders? :-)

It could we ll be that some of you are realtors or PM's or construction people I could connect with and give you more business. We do over 250 homes a year in Memphis. We have one client wanting to do that in Memphis.

So I will just keep hoping for some answers. One of my best friends live in Franklin so I know there are decent people in Nashville who wont go around attacking innocent enquirers.

I feel like this thread is half Nashvillians looking down at Memphis and half people not wanting to help you just so you can make money.

Trust me, I can't stand Memphis, but the thread got off to a pretty quick "You'll never be able to do that here" vibe which I thought was a bit snobby.

As far as the topic, that's not up my alley.
