My husband has received a job offer and we are trying to decide if we can handle relocating our family of 10 to Nashville from Northwest Indiana (just outside of Chicago). I've never been to Nashville and he spent one day there and didn't really see more than the airport and the company he interviewed with so we're basing all of our information on google and Zillow. We currently have a 3 year new 2400 sq ft home on nearly a half acre lot in a subdivision with beautiful farm field views (plus a full basement that is partially finished). It has 5 bedrooms and 3 baths. We love our home and feel like it has enough space for homeschooling our large family. And we are in a unique area in that we're on the edge of the country but only 10-20 minutes from every store we need! It seems like to get anywhere near that amount of space within an hour of Nashville we'd have to pay close to $500,000. That's not even close to possible for us. Our home will probably sell for right around $300,000. Maybe I'm missing something? I hope! If anyone can give advice on an area to look for a house I'd appreciate it! We really don't want my husbands commute to be longer than 45 minutes. The company he'd be working for is on the North East side of the city. Any advice you could give would be much appreciated!!

With all due respect, 2400 s.f. is not a lot of space. I admire you for raising so many kids in a 5/3. Happily for you, I think you'll find lots of options for around $300,000. Apparently, school districts are not your greatest concern; so that opens up a lot of different areas. Sounds like you'll want a suburban/exurban area. I think you'll find that there are many options in the Hermitage/Donelson area, and you'll be pleasantly surprised by the amount of space. That area (east of DT) has a lot of ranchers on basements and tri-levels built in the 1960s-1980s. Another thing about that area is it's becoming very popular with young families (sort of an echo effect as original owners move out). And I've heard that there are even some "hipsters" who have discovered "downtown" Donelson. Of course there are newer homes in that area too, and if you want more land around you, then check out Mt. Juliet, a little farther out in Wilson County. You should be able to find a new house (smaller yards though) in MJ around that price point. All these areas are anywhere from 10-25 minutes from the airport and have relatively easy access to the North East side of Nashville via Briley Pkwy. Also, check out Madison, which is the NE side of Nashville; and Hendersonville, which is just beyond the Nashville city limit (Metro Davidson County) to the NE. Anything closer in from those cities, you'll probably be paying a lot more per s.f.

School not being a concern helps. Hendersonville/Gallatin (in Station Camp SD, Sumner Co.) would fit that shopping need. Mt Juliet (Wilson Co) and Hermitage (Davidson Co.) are other options that seem to fit the bill although i would say Hermitage would be the least country (closest to Nashville). After looking at the link, you can choose the other 2 counties to take a look at whats available. RealTracs Search for Real Estate in Mid-South
Hendersonville brought up 2 houses with 5 bed for under 300K
Gallatin had 2
Wilson County 3
Hermitage 1

So those parameters are somewhat slim but available.

I think you could find something in parts of areas 1, 7, or 8 in Davidson County. If you want more of a country setting, I'd look into Lebanon in Wilson County (11) or if not too far, Greenbrier, Springfield, White House or Goodlettsville in Robertson (14). Goodlettsville is also in Sumner (9) and Davidson (5). HTH!

Do you think they are priced out of the Mt. Juliet market and this is why you are recommending Lebanon in Wilson Co.? Just wanted to know a realtors thought.

I think they'd have a few MJ options in that range, but they would more than likely be looking at a smaller lot/close to the top of the budget. I was able to pull up 9 listings 2400 sq ft+ under $300K and 7 of those are $275K plus. One is a zero lot line. (Park Glen) I think it would also depend when they plan to look. By the end of the summer, this range will likely be tighter for MJ. Subdivisions to check: Willoughby Station, Horseshoe Cove, Timber Trail, Triple Crown (but nothing big enough available right now), Cobblestone Landing (new/newer homes), Silver Springs (new/newer), Mt Vernon Woods (n/a right now), and maybe Kelsey Glen if they're still building (Jones Co.).

I also think if they really like MJ and Lebanon was too far, parts of Hermitage (Area 7) could be a good option. Subdivisions like Lakeshore have larger homes south of $300K, but again smaller lots.
