Nebraska is sometimes called the "tax me state" because it has to rely heavily on taxes collected from residents to run itself. Wyoming, on the other hand, because it is rich in natural resources has more federal money flowing into the state than does Nebraska and collects less money from residents. (No income tax in Wyoming.) Might be worthwhile looking into some of the towns in Wyoming like Casper, Douglas, Laramie. Wyoming is more scenic, which means the homes generally cost more but in the eastern central and north eastern part of the state, you can still find good deals on real estate.

South Dakota has a low tax burden as well? I like Kearney, but I really need to study the tax thing. Retirees don't realy like a big tax burden.

It's the same in all the agricultural states that have few natural resources. The taxes in CA, NY, MA, FL and some other states are much higher than NE but some states have very low tax burdens. AK is one that comes to mind but who wants to live where winters last for 6 months?

I just have to figure it all out. CA is taxed, but property tax is 1% I've seen some RE listing in NE where the property tax was a bit mind boggling.

Just a comment about Aurora.....yes, it is quite a unique little community. I've often asked people in York, Geneva, Sutton, Fairmont, Central City, and other surrounding towns WHY Aurora has something "special" about it. Nobody seems to really know!

Just looking at your history and wants.
Warmer climates so if in Nebraska go as far south as you can.
Wanting to see the "Western" part of the country, go west as far as you can.
Look in those areas and find a location with decent to great medical care.
Viola you have your new home.

I can't claim to be completely unbiased since I grew up there, but you're definitely right - there is something to it! For me, Aurora lacks that "sleepy" small town feel that so many other rural communities I've visited have; there was always something going on. I chalk this up largely to high community involvement and a forward-thinking city/county government with and a strong pursuit of economic development. Not sure if that's the magical "it" factor, but people who live in Aurora are proud to call it home.

Oh yes, it's a proud community! I rarely travel to Aurora, but when I do, I appreciate it's special "ambiance".....it truly is a hidden gem!
