That is the area I am looking at too.
I will be working in Hickory.
Granite Falls I hear is beautiful!
The price of homes is also great.

Worst comes to worse we will rent the place out.
Our realtor said places sell faster when they are empty.
So, I hope she is right.

Question Has anyone tried the Rental market?

I'd like to ask if anyone has tried renting out their home?

What should I know before going into this ? Any Do's or Don'ts ? I'm open to your advice.

We are close to shifting gears into PLAN B. After 5 months on a dead RE Market, we are seriously considering making our house a short term rental. I'm nervous about this plan b/c it's a new construction. No pets (ever), carpets are perfect etc etc.

All I have heard so far is horror stories about renters. I'm sure there are good renters too.
Any positive experiences?
Things to watch out for?
Can I contact the Fortune 500 companies myself and offer my rental to their Relocation Departments?
Or is that all my Agents job? I'm not the type of person to sit idle while dust & weeds & mortgage payments gather.

When I wanted out from NJ we ditched the Realtor, lowered the price and offered to pay the buyers Attorney fees. A few weeks of classified ads in the Phila Inquire and courier post sold the house.

Attorney fees are about $500. I think I saw somewhere your Realtor fees were $35,000. Lower the price by $17,500, pay the buyers $500 attorney fees. The house will sell and you will make an additional $17,000!

Realtors are wary of houses that are on the market too long. Many will not show such homes thinking something must be wrong. They like to show newer listings.

No thanks. I'll stick with my Real Estate Agent. He is doing a fantastic job marketing this home & it's not his fault the house has not sold yet. The market is slow everywhere.

To Corruptnj: There's no place like home, even if it is New Jersey. Every State has it's share of problems. I'm sorry to read about your unhappiness in all your other posts. I wish you the Best of luck to you in your new State; whichever one it may be. I hope you find Peace & Happiness there.

I lived in Maple Shade! The house we sold was in Maple Shade.

Renters can be good or bad. Some will take care of a property some will not. Some will pay the rent others will not. It's a gamble but you can swing the odds in your favor by doing credit checks, background checks, getting references and employment records.

The standard market flux. NJ suffers through this every 10-15 years. Remember 1991-1992? I sold a house in Marlton and lost during that time. Sold another home in Mount Laurel in 97 and left smiling.

I think the main issue in the Jersey now is years of Big Government politics. You heard one reaps what they sow. First it was Florio who sent the state down the crapper, then there was a break with Whitman, like her or not she did turn the States economy around. Then the left gave a braincramp again and moved McGreevey in. Tax and Spend, Tax and Spend. Well in between his love shack appointments with his beau. Still suffering a big brain cramp the electorate give everyone Commie Corzine. Mister billionare who has his but you cannot have yours. First thing! shut the state down to raise taxes.

Unfortunate, Jersey now holds the record as one of the top 3 taxed states in the nation. Property taxes are #1 with average homes paying over $5,000.00 per year. Car insurance out the wazoo, and businesses leaving thanks to McGreevey's double corporate tax increases.

I miss S. Jersey everyday, I'm just thankful I got out while I could get a good price for my home and not become bankrupt paying ransom to left wing socialist in Trenton.

has there been an influx of negative energy on this forum lately?
Geesh - I better call my refills in now because if I keep reading about what a miserable State NJ is then I'm sure to sink into a deep dark hole.

What ever happened to the HAPPY FACES?
