You can get a great house in the Heights section of Hawthorne for that. Jefferson Elementary is fantastic( 9 of 10 on greatschools.com), however Middle and High Schools are only middle of the road. Town is great, down to earth people, train to NYC. Easy access to surrounding areas of Wyckoff, Ridgewood, Glen Rock...etc without the ridiculous price tag. this is how i ended up in west orange. because of the high(er) taxes (as if other towns' taxes are so much lower lol), you get a little more house for your money.

now, with the recent reassessment, you'll know you're paying close to "fair" taxes, when considering the town as a whole. the gregory area is nice. i live in hazel ave school district, and i love my section of town.

there is a gorgeous house on a double lot for sale for $469,000 with $14,000 in taxes. if this house was for sale last year, i would have grabbed that instead of mine. it's perfect for a young family.

i just spoke to the lady the other day actually when walking my dog. she listed it in may and said it's been kind of slow as far as showings.

Thats a beautiful house for the money and it's looks like a nice suburbun area. If that house was in Westfield they would want over a million. Give me the home in WO in a second.

Bergenfield comes to mind for diverse, affordable, and decent schools (not great mind, but serviceable). You should be able to find what you are looking for in your budget, while the schools aren't quite up to the standard of most of the rest of Bergen county, they would be considered pretty good elsewhere, and there is an extremely diverse mix of different immigrant and ethnic communities.

Taxes are pretty high though afaik.

Was in a bank lobby today and saw an ad for a decent size house in Cranford in the mid 3's range, 3 br's etc.

Thanks all for your inputs. I will expand my searches in some of the mentioned towns. Cranford and Rutherford seem worth checking out. Additionally some sections of West Orange have good elementary schools.

How is the commute from Waldwick, Midland Park, and, Washington Twp to Port-Authority/Penn Station? Can I make it in 1 hour?
