What does an entry level house in this area go for? Not a "fixer upper", but a decent starter type home. Thank you.

what's your price range?
We saw a decent starter 3 bedroom split level list as 505K at the beginning of this year.
I think it ended up with 485K offer.
We've almost seen every house on the market within our price range and below.
In these 2 areas, anything below 500K with good location (not flood zone, quiet street etc) either extremely small or very outdated.
If you don't mind townhouse, there is a section on the south side of I78 in BH. I think the 3 bedroom townhouse is aroung 375-399 range.

I agree - a nice starter home would be between 500K - 525K, but I think you could get lucky and get something for 475K because we are getting out of the summer season....

I live in BH and really like it...

(yes I know this thread is 2 yr old but...)

Anyone care to answer again just how much a starter home in NP/BH will go for?

$395,000 (after $14,000 of improvements).

I can't move this thread to politics and controversy but it sure would fit...

Is that your house?
when did you buy it for $395K and when the improvement was put in?

Not me, it was an acquaintance's which sold this past Fall. From what I hear it was appraised around $465-480k a few years ago when they first contemplated the idea of selling.

I was told they put in new wood floors, new kitchen appliances and upgraded the electricity to 120 and a few other inspection issues to squeak out the final sale. Definitely a starter home and a bargain, but still bad news to the sellers.

Yes, some area is in flood zone according to FEMA map. I don't remeber it's 50-year or 100-year flood zone. If you have address, you can go to fema to check out. That's one of our "standard procredures" to pick preview houses when we did house hunting.

Going back to the topic. I find something very interesting when browsing the recent sold items this year. There was a new construction house in BH last year. was originally listed at 645k and dropped to 599k at the end of last year, but still no offer. I guess it's due to no completion of the interior. 6 months later (I guess interior is finished), the house was back to the market with 835K listing price and was sold around asking price in short time.
