Default Any Contractors - Modular Home Builders in Ocean/Monmouth Cty - I would like to hear from you.....

Here is some history...

Our parents have a Ranch in Ocean County and we are planning to add onto it - to become a Mother Daughter. Basically the 1st and 2nd floors are going to be identical. The addition will be appr. 1450 sq ft....a common stair case will have to be built from the first to the second floor and a beam put through the family room to support t he addition ( The existing family has vaulted ceiling with sky lights so no beam....Ideally we would like to build ontop of it so the family room and bathroom exists on the 2nd floor as well if we can not do that it is ok.

Without the family room and sunroom the addition would be appr. 1250 sq ft and would have 3 bedrooms a living room...bathroom..EI -kitchen..

If we were able to put a beam through the family the addition would be appr. 1450 sq ft and in addition include a family room and a 2nd bathroom...


At this point we are leaning toward a modular addition rather than stick built because of time( $$ is a plus too) but are willing to do either.. Can I hear from some of you on your thoughts...regarding price etc.....

Just to clear things up....the ranch is zoned to have this done as a neighbor had converted their house to an almost 4000 sq ft M/D house. Also the foundation can accomdate the addition as it has extra courses..I believe 9. Th eranch was built in the 80's

Modulars are tough when you're talking about an add-a-level- if the existing house isn't perfectly square (and they rarely are) nothing lines up correctly and you end up with a mess on your hands. You've also got to consider routing of the existing plumbing vents, etc., up through the new space, which isn't as easy to do with a modular. A good stick-framing crew could take the roof off that house, frame the second story, and have you dried in and weathertight in about 3 days, so that's not really a concern.

I don't think you'd see a savings in cost going with a modular either- at 1400 sf you're talking about 2 boxes, so the costs of the crane alone are going to be high relative to the square footage, and the engineering/fiddling to get everything to work with what's below will offset the potential savings vs field-built.

Any idea how much per sq ft it would cost? We would like to purchase all of the appliances...fixtures etc..so we would only need the finished structure itself...
