there's almost nothing out there. just a lot of lakes. its pretty, but if you like the city or somewhere a bit more urban, look more towards the east.

that area is pretty cheap though, like around Newton and Sussex county in general.

if you want my personal opinion. Sussex county is not my favorite place in Jersey. mainly because its out in the middle of nowhere. and its just really different from other parts of the state. it doesn't appeal to me. depends what you like though, if you like more of a natural setting then maybe you will enjoy living there.

what cities towards the east??? need to stay approx 1/2 hour 45min from Parsippany

Sparta is a bit of a hike to Parsippany, especially using Route 15 which has heavy traffic during the rush hour.

You might consider Hardyston Twp towards the East, or West Milford or Jefferson Twp moving further East.

If you are in Jefferson or West Milford near the Route 23 area, you can take Green Pond Rd and pick up 80 at Hibernia Rd with very little traffic.

You can also find some nice homes in those areas.

Why arent you considering Parsippany? If I had to venture a guess I would say that both markets have homes in about the same price range and Parsippany's taxes would be a lot lower than Sparta.

I've found you get more land in that area, Parsippany not so much...don't want to go higher than 400K

Sparta is big lot suburban except Lake Mohawk which has smaller lots. HIGH taxes. Good schools with a new HS.

A bit snobby but alot of towns in NJ are a bit snobby. Depends on the person.

Sparta is whiter. Parsippany is AKA Parsindia and Parsikistan. I have a friend who lives there. Hes P Rican, one neighbor black, one white, and 2 Indians/ Pakistanis. Good mix really and appears stable.

Insurance generally is less in Sparta. Sparta is further from the city. RT 15 is a PITA. Sparta has bears. Sparta is cleaner and less congested. Sparta is smaller than Parsippany. 400K will go further in Sparta though taxes may close some of that gap.

Sparta is what I would call the top of the world. Big sky, very hilly and rocky, cold, a far drive to most destinations. It' a tough communting location, keep that in mind.

long valley seems to be the town du jour today. it fits your needs from a commuting and price point perspective. you could probably get a 4bdrm, 2.5 bath on a good chunk of land (more than 1/2 acre) for around $400 or a little less. taxes are "reasonable" compared to other areas.

long valley? I checked in NJ real estate and no homes for sale in that area? at least not in my price range....how far would the commute be to Parsippany?
