Wondering which of these places has the lower property tax, but reasonable commute to NYC.
Looking at Toll Brothers communities : Kendall Park, East Windsor (but says Cranbury), Cranbury.
Toll Brothers "Riviera at East Windsor" has Cranbury mailing address but is under the tax map of East Windsor so you would pay East Windsor taxes. Both Kendall Park and East Windsor are on the high side for taxes, but Kendall Park is probably less. New Construction is getting slammed hard on taxes though so be sure to call the tax assessor for an exact number before committing to buy. You should be looking at somewhere between 12,000-14,000. Did you get any numbers for anticipated taxes from the sales office?
For now... give it 2-3 years more and it will also jump up... stop trying to evade taxes... in the end you will get fleeced if you live in a nice home and area.
Cranbury Township has the lowest. East Windsor (although it has Cranbury address - in NJ postal area does not equal to municipal boundaries) probably has the highest tax, so make sure the Cranbury one is really in Cranbury twp. A Cranbury house will be better investment because of the school (they go to Princeton for high school).
Low property tax and NJ don't belong in the same sentence. PA is a lot more reasonable.
Heh. Not always so for some NJ communities.
My town (within a half hour range) has some of the lowest property taxes in the state due to the malls and all the stores on two highways. The only thing is, most of the houses here can cost between 350K to a million. Lowest price I've seen though has been 200K, but, that's kind of rare.
