Parts of West Orange have large yards also. Probably can get a house there from 400K+ with a nice yard.

First of all, a $500K budget is extremely reasonable for the criteria you mentioned. In Bergen County, you should consider Oakland, Waldwick, maybe Hillsdale, Midland Park, Westwood. Morris County, look at Rockaway, Mt. Arlington, Roxbury, Denville, Parsippany. Randolph's prices have come down SIGNIFICANTLY. There are great colonials available there that you can grab for just under $500K. You won't find much in Montville for that price, although I have seen one or two homes listed that looked interesting. Chatham is exhorbinant; don't even bother, Boonton Twp. also. Boonton Town is completely different, but haven't heard anything either way about the school system. The demographic is decidedly different than Boonton Twp.

The other aspects of home ownership you should consider is what you want to broach in terms of utilities. Many of these areas are well/septic. Public water/sewer can be challenging to come by in some areas of Morris Township, as well as northernmost Bergen County.

I agree with the other posts about Bloomfield being a good value. I have been living here for a few years now and really love the town, especially Brookdale Park. Good luck with your search.
