This is true with the co-op I'm buying into; electricity is included in the maintenance cost. However, you are charged an additional $20.00 per month for each air conditioner that you elect to have in your apartment. Ditto for a dishwasher. In my case, I'd prefer to have 3 A/C's, but I'll get by with 2, incurring an increase of $40.00 per month. I don't know if all M.L. co-ops work this way, or just some. I have a small countertop dishwasher, which I like quite well for 1 person, although I wouldn't recommend it for a couple. The jury is out as to whether I will be charged the $20.00 add-on for my small model. If so, I'll decide to either get a larger size, or perhaps do without a dishwasher altogether.
I don't pay extra for any of my A/Cs...I have 3.

Regarding the resale of ML co-op, one source says: "When a Mitchell-Lama shareholder “sells” his/her shares, they are only entitled to the amount they paid, plus any capital assessments, plus any mortgage amortization".
But Keffir King says: "...the apartment must be sold back to the co-op. Practically speaking this has meant something like a doubling in price every 10-15 years..."
So which is it? Does the seller get double his price in 10 - 15 years? Or does he only get back what he paid plus some add-ons?

Sometimes the intent behind the words can be misunderstood/misinterpreted in an email, when no offense is intended.
I'm told this is fairly common in emails and emoticons were invented to express feelings that emails lack, but I'm not sure about this.

When waiting lists close, does the building/management company have to make that fact public? (Newspapers, notifying HPD).
Probaly not...and they certainly DON'T.

I just looked through your pictures, Seventh Floor, and I noticed a shopping cart/wagon in the pictures. Recently, I was trying to explain what that was to someone from out of town and they couldn't picture it, lol. Brought back memories as I havent' used one of those in many years.
