Because that's the thing.
I grew up in bushwick projects in the 80s so i wouldnt mind living there despite leaving the hood mentality behind long ago and i tried to convince my wife for us to take it lol. Sadly she wasnt interested (we have an almost 900sf apt in bk for $1300, and she was not born here in nyc). The double whammy was the 3rd person i showed the apt too put in an app but someone beat us to it by a few hrs
The most non fitting person i put there was a young 24yr old sexy brazilian girl whose only complaint is always getting hit on. The rent and proximity to subway is more than enough as she doesnt need to hang in that area.

Funny thing with gentrification is the people who are poised to reap the most benefits from it are people who grew up in the hood and are doing well enough for themselves to afford these areas in transition, but not be phased by lingering hood elements. I know people who come around my way in the summertime for the beach and stuff and rave about how cool it is, yet if they took a 10 minute walk eastbound they would want to leave. But I'm perfectly fine on my block. Lol. I knew it was over when people started coming into my "superbodega" barefoot. A white family moved into my building 4th quarter last year.

Lenox terrace may be nice but you got the rec center in the middle and on friday or saturday nights with all those young kids out for games there, lenox terrace is anything but quiet.

I have met many real estate people who have never been above 59th street, yet profess expertise on very different areas.
I always hate the "is it safe" question. Look how many tragiccar accidents have happened recently in a "safe" area. With that said its amazing how many new apts in harlem are being rented by new transplants.

Not trying to pick or call you out, but it seems as though you never have ANYTHING nice to say. That makes your opinion seem all-the-more disingenuous. And I wouldnt necessarily say that the whole of Harlem or the borough in its entirety is an oasis, but is it at least nice on your block? Or at least your building?? (OK, now I'm being cynical)
