My gf's considering to move from SF to NY, and found a studio near 110th and Manhattan. Unfortunately she needs to make a decision on the place prior to seeing it (except for a skype view of the interior), so it's hard to determine what the vibe and sense of safety is of the area.

I understand (some people say) Harlem begins on 110th, and on that assignment alone, it raises some questions, so can someone shed some light as far as it being safe, how late can a(n asian petite) girl walk late night (she may work in the restaurant/bar industry).

Is it a safe enough for family type area, more residential? is there a lot of night life businesses a la lower east side? more restaurants and retail industry? is it quiet at night, or there's foot traffic, or party foot traffic?

can we expect some diversity of people or are there predominantly any particular ethnicities - I read somewhere that lower harlem is also called Spanish Harlem, and there may be a large south and central american population?

Any insights appreciated.

Most people on this board are going to tell you that it's rough mainly cause it's not all white.

From 100st-110st on Central Park west, manhattan ave, Columbus, Amsterdam really isn't that bad. The only area literally would be inside the small 3 block radius of projects that are on 100-104st Btwn Columbus and manhattan BUT it's pretty much contained within that community.

Countless new people have moved Into the 103st Btwn manhattan ave and Central Park west I've put at least 12 people on that block alone (I'm a real estate agent) what I tell people is what you get there is the size, price, proximity to subway and Central Park. It may not look or feel as "prime" uws but you can easily walk/subway/bus it down a few weeks for everything else.

Most importantly is what you said about taking the place without seeing it. Why are you doing this? Who told you or offered you this option? Lots of scams are done this way. Never take a place without seeing it. Don't be a statistic please.

Spanish Harlem is the other side on the east side but it's slowly not remaining Spanish Harlem if you know what I mean lol.

Is it the new tower right on the corner, 1 Morningside Park? Is it sight unseen because it isn't FINISHED yet?

Yes, it's Harlem, but all areas that near Central Park are rapidly gentrifying.

North of 110th St is Harlem, south of it is Manhattan Valley (part of the Upper West Side). Either way, a decent area and rapidly changing. The immediate area is plenty safe, though wander a few avenues east or about 20 streets north and it goes significantly downhill.

It technically is Harlem but to me the Harlem vibe begins once you hit Grant Houses (W 125th) on the west side. The lower 100's on the west side feel more like the UWS than Harlem proper, or at least a hybrid.

Very true. W 111th and Broadway does not feel like Harlem at all...like George Carlin used to say, that's White Harlem.

I'm not as rosy as some on the concept of "Manhattan Valley" and other real estate promo ads.
From 100th through 110th is VERY MUCH NYCHA despite posies on the lawn.

But if you stay near enough to Central Park and get a doorman high rise at a fair (or better) price, it may be quite tolerable. The subway at 110th and Cathedral is a plus.
