Most of Flushing is still bad. It was good up until mid 90s but as white flight took place they were replaced by poorer and mostly illegal immigrants. This is fact. Many don't have bank accounts so they keep their cash in the house. This is why they put up bars. Whitestone is moving in the same direction. Bayside will follow. I attend civic meetings in which the 109/111pcts speak, and the story gets worse every month.

Lotsa new development and commercial activity going on. Businesses and families generally don't flock to places that are going downhill.

Thanks for the analysis. Flushing is a great place to shop and for sightseeing. Have you looked into where the Chinese population is moving out to Long Island. It would be interesting to read your analysis.
The Chinese populations have spread out to many surrounding Queens areas spreading as far east as near Long Island. I have no doubt that with the continuous influx of different Chinese regional groups coming into Queens, half of eastern Queens, probably more will be one giant Chinatown in the next 2-3 decades fore coming.
Is Nassau County next?

The other week the news was interviewing a bottle collector and she said that between her and two others they bring in $500 a day. Assuming they don't take vacation or weekends off, that's $180k/year split three ways. And no income to declare to the authorities.
I don't respect how much money they could earn but I do appreciate their contribution to the recycling cause even though they were driven by the petty profit behind each bottle/can they dig out of trash cans taller than their body length sometimes.
I feel their existence is more significant to us fellow citizens than those banking suckers who design one after another type of toxic financial products or those overly paid SV coders who spend all their lives moving iphones from gen 3 to 4 to 5 to 6 to 7 every six months.
