When people hear Brooklyn, they think trendy and cool. When people hear Queens they think blue collar construction worker with dusty work boots. It is mainly perception which influences demand and thus price.

and what is the definition of Trendy that people here keep talking about? Overpriced restaurants? what else? I don't see anything that BK has but Queens does not have. The two boros both have decent mass transit access to Manhattan. There are more lines in Bk, but Queens also has LIRR. The difference in price I believe is mostly due to the fact that BK has more new development condos and the oversized townhouses in the sales number than Queens. If we compare apple to apple, the prices are very similar.
And people never mention the schools. Queens has the best public school system in the city, with District 26 ranking No 1
I think most people living in the expensive areas either leave before their kids go to school or can afford private schools. Some of the trendiest areas in Brooklyn have garbage schools (Williamsburg, Bushwick, BedStuy) prepping kids for a future career at MickeyDs and it still doesn't matter because trendy Brooklyn is very much a transient neighborhood.
