I think the crinkle in it was the pandemic. If the existing hotel *and* the weird glamping site were charging comparable rates and doing alright in the previous years, then it doesn't seem that crazy that this one which is more full service could do fine. It probably would've been harsh for the existing hotel a few blocks away though.
With the pandemic though, who knows?
