Thanks for this. I guess my question remains, if the landlord doesn't give this written notice in the aforementioned 90 day time frame, and is asking me to renew a lease on 7/9 that is "up" on 7/31 (even though it was actually up a year ago), do I have the right to those 60 days? I appreciate your feedback.
How can your landlord demand you renew the lease or quit IF HE DIDN'T SEND YOU A RENEWAL? What are you supposed to sign, a piece of Charmin?
yes .... those rules are written in stone for stabilized apartments .
you can not over ride them by changing the terms in your own lease ....in fact it is already dealt with in a stabilized lease as you must use a stabilized lease form which already has the terms spelled out by law .
While terms for RS leases are spelled out by law, LLs or anyone else are free to type or print up their own, long as things are same. But since Bloomberg has legal forms for pretty much everything under sun pre-printed that's what nearly everyone uses. That or nowadays software that spits out same standard forms.

Sure you can print up your own but they must mimic the same lease .my point is that landlords are not free to modify the leases to their own terms. Who prints it is irrelevant
in our building they just keep raising the prices of parking spots .
they also had constant mci add on's to the rents .
a landlord can file for hardship increases too.
so there are ways to get the rent up even if stabilized
