I think Raleigh is the only major city in NC that has height limits downtown which is why you don't see developers building 45, 50 or 60 story buildings. They do need to relax that.

Wilmington has height limits downtown...for riverfront views and historic charm.

Some cities have height limits because the fire dept doesnt have the equipment to access the taller buildings.

A customer-care outsourcing company says it will expand into Charlotte, hiring hundreds within the next month.

Chime Solutions — based in Morrow, Georgia, near Atlanta — expects to hire 400 employees by early October and 1,000 by the end of 2020, according to the city of Charlotte. The local call center will include jobs like operations managers, help desk support, service delivery managers, real-time analysts and customer service representatives.

Well, if that's the reason then why don't we see 45, 50, or 60 stories in Winston or Greensboro or Durham etc?

Demand.

The height limit is simply soft cap zoning. The growth is there and a lot of development is taking place downtown. When a developer see's an opportunity to go higher with a demand that they believe is realistic, then they go through rezoning. Ex.. Kane, RUSBUS, Zimmer.

We are seeing a lot more big tower plans recently so the demand is is getting closer and closer to needing more height, but the current height limit is not why we don't have 45+ stories going up.

Btw, city council is already changing the height limit that goes along with the story limit zoning. This will likely address the complaint brought up earlier that a lot of the recent projects downtown are "boxy." Right now the zoning says a building can either be 250ft or 20 stories, or 40 stories and 500ft. Obviously this causes developers to have to maximize the space they have under those caps. Which in some cases has certainly caused some less then exciting designs like a spire or sweeping roof. The new standard with be 20 stories and 40 stories with no height limit.

Major change coming to Downtown Raleigh's skyline. Site review plans have been submitted for ONE TWO ONE Fayetteville, a '32-story' mix-use office tower plus a 7 story parking deck just a stones throw from the State Capitol. This will be Kane Realty Corporation's second Downtown Raleigh project to be greater than 30 floors. Smokey Hollow is the other project.

Important to note that this property is already zoned for 40 stories/500 feet so it will not face the same scrutiny as the Smokey Hollow project.
Site review puts this at 415ft. Just enough to take the 3rd tallest spot from Wells Fargo across the street. Just as a slight correction too, this isn't actually a Kane project. The developer is Preferred Office Properties out of Atlanta. They have significant presence across the Southeast. They also own the Captrust tower in North Hills, the Wells Fargo tower in DTR, and the Capitol Towers in Charlotte's southpark.

Their plan is to breakground early 2020. Hopefully thats the case.

Charlotte and RDU airports rank high in their respective size classes for customer satisfaction according to J.D. Power.

Charlotte ranked 10th in the "mega airport" class. RDU ranked 5th in the "large airport" class.

The trend in both growth and satisfaction should continue as RDU announced a $500million plan to ease congestion in the terminals and are hoping to lure a big fish with the positive light and exposure such a ranking brings.
