We are relocating to NOVA this fall and are considering buying in the Ashburn area to get more space (husband will be working in Tyson's Corner). We have children who will be in K in a few years so schools are a top consideration as well as sense of community/kid friendly events so that we can meet others! We were initally looking at Oakton but with house prices, are now looking at Ashburn. It seems that the schools in Ashburn are all very well rated - need input if there is one school pyramid or in particular one high school (perhaps Stonebridge due to ratings I'm seeing?) that we should target when looking at the various communities? I understand that with the growth in the Ashburn area, re-zoning is very likely so not sure that this needs to be a top priority? Any one from Ashburn that can provide input to help us narrow down the communities in which to look would be appreciated!! (Our single family home price range for Ashburn is up to 650K). Thank you!

Choose Brambleton. Best community in Northern Virginia. Trails, parks, town center, community events, community swimming pools. It's essentially pleasantville, and given that it's a sellers market you are more likely to find a home out there because of the availability of new construction. The only reason my wife and I didn't do it is because she works in D.C. A tad too far for us.

Briar woods high school sat: 1645
Stone Bridge high school sat: 1649

Rezoning will most likely occur but I wouldn't let that deter your decision.

Brambleton is awesome. There are some very nice resales here in your price range. Rezoning is inevitable, so don't buy based on any particular school; all of the Ashburn-area schools are decent.

Is any section of Brambleton not in the airport noise buffer zone?

Brambleton (as others have said) and Loudoun Valley (which is adjacent). Both are in your price range and are very nice.

Most of Brambleton may be rezoned to a yet-to-be-built high school located in the Loudoun Valley Estates community. Everything is still up in the air but it looks like the community will at least be partially divided and won't all be able to stay at Briar Woods. That being said, the rest of the Ashburn communities are also subject to the rezoning. Ashburn Farm has historically all zoned to Stone Bridge but they may be split between Stone Bridge and Broad Run. No one knows what's going to happen so don't buy based on schools...

Don't be worried about high schools now if your kids are just starting K. Look at Belmont Station Elementary School: 2013 Board of Education Distinguished Achievement Awardand National Blue Ribbon School for 2011.
