I would first consider 20147 and 20148 both. You can't lose with any of the three high schools in these zips. You'll also be much closer to the Greenway if you choose to take it. My wife works in Reston and can make it to her office in 20 to 30 min in rush hour. Though her firm pays the hefty toll costs that come with the Greenway. The Metro Silver line will also end in Ashburn in the future. Plus everything in Loudoun is just closer to Ashburn than it is to South Riding.

South Riding is nice but it's out there on Rt. 50 all alone for the most part. Plus Rt. 50 is a pain.

I would strongly suggest looking at homes in the larger HOA's in Ashburn. Those being:

Broadlands
Brambleton
Ashburn Farms
Ashburn Village
Lansdowne (technically Leesburg but closer to Ashburn)

I would prefer Ashburn -- closer to 267/7 which is WAAAAY better than 50 during rush hour, and a better than even chance that Metro will be coming out down 267 to Ashburn. (That's dependent on how much sway Delgaudio has over the new Board of Supervisors, and how much bloviating about "TEH TAXPAYERS" this board is inclined to make.)

I wouldn't put too much stock into having to go to a specific elementary as the boundaries for those are so fluid due to the rapid growth of Loudoun County. That, and there's simply not an undesirable area in Ashburn.

There are a few ES and one MS/HS combo (Sterling/Park View) I might look askance within LCPS at based on test scores/FARMS stats, but even those have nice neighborhoods within their attendance zones.

I do agree that traffic sucks coming out of South Riding. My husband leaves around 8:30 to get to work in Reston - he's usually there by 9:15. My husband does go on and off 28 if there is traffic, and will take Centreville Road at times, or some side streets.

I work right in Chantilly, and it can take me 10 minutes on a good day, to an hour on a bad day, and I've got two options - Braddock or 50. Both suck. I can make it home in about 20 minutes though, even in rush hour. My husband, not so much. It takes him over an hour most nights.

Ashburn is a great area and was actually my original choice when we bought our first place. We ended up in South Riding as a mutual agreement, as he wanted to be a few minutes closer to his family, and it was pretty much middle ground when my family still lived here.

The downside to South Riding is things to do/places to go. If we want to go shopping, we have to trek out to Dulles or Fair Oaks. To just go to Target it's down 50, and there are limited choices for food. Even with this, we love it here.

Now, we don't have kids, so we didn't worry about schools.
