OP doesn't want a TH. I see two SFH listed for 310k in Gainesville. Another one in Bristow for 300k and two or more around 325k. I can't imagine that purchasing a house for 325k would be more expensive than driving 10 days a month another 80 or so miles each trip 10 days a month

I did a map crawl on Realtor.com up US-15 from Haymarket to Leesburg. I saw 6 homes that meet the OP's needs. Another crawl along US-50 found some homes around Middleburg and Paris. That's probably the limit for 1 hour to Vienna with minimal traffic.

The commute I am not worried about. I have driven it a few times already and it is easy and I have never had any issues with it. I would say 3 out of those 10 days fall on a weekend and in the fuel efficient vehicle I have, its not a problem.

I really think you should heed the warning people are giving you.

Making the drive a few times is not enough to know what it is really like. You will be fine at first, but soon you will hate those 10 days a month, then you will hate your job and be looking to move. Even Warrenton is far out there IMO (lived with my in-laws for a few months - it sucked) and I'm the previous poster who lived out past Winchester (which sucked even more).

I can't speak with authority about the commute, because I don't have to drive it. But I will say that a home such as the OP described...4 bedrooms, 1/4 acre, nice neighborhood where kids play outside and where neighbors act like actual neighbors...goes for about $350,000 in Warrenton. Just sold mine!

If the commute is not an issue...look further out on Rt 29 in Culpeper. We just moved into a brand new 3200 sq ft home with mountain views, located between horse farms and pastures for 329K. Nice place.

Not everyone in the world is the same. Lots of people on this board bash longer commutes. Some people can't handle a long commute. Mine is about a little under an hour each way and it doesn't bother me. You basically need to know yourself.
